Julia Schwerin
Julia became a full Broker within a few years after getting her first real estate agent license. She serves waterfront communities from Kittery to Yarmouth, and specializes in properties with green features throughout southern Maine, advising buyers and sellers.
She is a Green Broker certified by the National Association of Realtors. Her interest in the environment began when she was an industry analyst at IIT Research Institute, working to commercialize government investments in Solar Photovoltaic panels, geothermal heat pumps, and wind turbines. As these technologies were stymied by a drop in oil prices in the early 1980's, she instead spent the next 20 years building economic models for optical disc, CD-Audio, and DVD technology and a worldwide entertainment, information and platform spending model for forecasting media sales, in a company she founded called InfoTech.
Today, she is a Realtor® helping buyers and sellers use primary and secondary market data, building science, and land use information to make informed choices in transactions. She is thrilled to be working with renewable energy once more, leveraging it and energy efficiency to help homeowners save money and the environment on a distributed level especially important during this time of skyrocketing energy costs due to the war in Ukraine.
Julia has created and taught continuing education classes to Realtors® on green and smart buildings tailored to the Maine market since 2014, led the creation of 9 hours of continuing education in 2022 for Realtors on reducing greenhouse gases in buildings through weatherization, electrification and solarization as well as advanced building technologies that store embodied carbon. She is a columnist and has been a contributing writer for Green and Healthy Homes magazine, and is a published non-fiction author.
Beach and waterfront investment property is another of her areas of expertise that she is passionate about. The opportunity for investment continues to grow for vacation property that is abundant in Maine, and Julia knows all the beaches from Kittery to South Portland and around the lakes region. She specializes in land as well, helping clients imagine what development potential exists in raw land for single family and subdivision projects.
Julia works with leading builders of modular and panelized (SIP) construction as well as stick builders that use the most advanced, cost-effective and energy efficient building techniques available. By investing in a tight building envelope, the savings in energy cost more than offsets the additional mortgage payment, not just over the long term but immediately in the monthly payment.
Julia enjoys advising clients buying or selling moderate to luxury properties and has experience in a wide range of geographic areas as well as price points. Her goal is to coach her clients to make their best decisions rather than “sell” them on an outcome. Working this way has resulted in a 20-year career in real estate brokerage.
