The best building area sits on the east side of the valley. Here, about 6 acres of gentle wooded slopes rise above a wild meadow and the property's largest creek. The creek is perennial, with a strong flow and sections about 3 feet wide. A small grassy area, mowed by a neighbor, marks the likely entrance. Main overhead power runs through the valley, and underground power serves the community. A well and septic will be needed.
Beyond the homesites, the land is steep, wooded, and wild. The northern ridge offers layered long-range winter views and strong recreational and conservation potential. Old logging roads cross it and could be reclaimed as hiking trails. In the southern third, an old unopened trail climbs to a west-facing knoll at 2,500 feet. The upland hardwood forest includes poplar, oak, hickory, maple, and white pine. Deer, black bear, and wild turkey are common. The property is enrolled in forestry Present Use Value. The seller intends for PUV to transfer, which can keep taxes low for a qualifying buyer. A forest management plan by a registered forester is available.
Buyers should note a few items. The property is believed to be subject to the Timbersong restrictive covenants, including home size minimums, driveway standards, and construction timelines. The seller's Developer rights may offer a buyer added flexibility. It's zoned Open Use, with steep slope and protected ridge overlays. A power line easement crosses the property south of the gravel easement road. That road carries a 15' right of way to a neighboring home and will have a 60' right of way to the 300-acre tract behind. A meadow on the west side holds a septic easement for a neighboring property, and no soil disturbance is allowed there. County GIS is inaccurate and shows about 105 acres. Boundary adjustments will bring the final total to about 101 +/- acres. There is no existing survey. Buyer's attorney to verify all.
This tract adjoins a 300± acre private cove with no known deed restrictions, also for sale. Together they form 401± contiguous acres of Flat Creek headwaters, available as one purchase....
