The irrigation system is tied together and operated by two Variable Frequency Drives (VFDs). These electric controllers vary the speed of the pump motors, allowing the pumps to respond smoothly and efficiently to fluctuations in flow and/or pressure demand. As more water valves are opened, the wells automatically pump more water. Water is dispersed through four center pivot sprinklers. Two Valley and two Zimmatic that are optimized for liquid ejection with 3,000 gallon fertilizer tanks. There are also two areas of side roll sprinklers.
Crop Production
The farm currently produces premium alfalfa hay bales. Current alfalfa hay production is approximately 4,000 tons per year. The alfalfa averages six cuttings per year. Currently operated through a lucrative crop share lease with potential continuation to a future buyer. This farm has the opportunity to be a turnkey operation with absentee ownership.
There is residential development potential along either bordering highway, potential solar opportunities, or additional farm acreage.
Property Improvements
The property includes a 36,000 square foot hay barn, a 7,000 square foot east hay barn, fully equipped maintenance shop, two bedroom, two bathroom Farm House, four fenced paddocks with automated drinkers for livestock, and RV hookups. The maintenance shop has a drive through bay, large lift, bathroom, and commercial grade RO system with 10,000 gallon storage capacity. Three 1,000 gallon fuel tanks set adjacent to the shop.
