This smooth site is mostly level to gently rolling fields down to and crossing the Blanco River. The highway is shielded by oak groves, and there are homesites with in-your-face views of rugged, protected hills. The fields have been maintained in the past, and produce lush stands of coastal, Klein, and native grasses, ideal for horses or fancy cattle. Hardwoods include cedar elm, Spanish oak, walnut, cherry, sycamore, heritage live oak, cypress, and a few pecan. Interestingly, the site is located within just a few miles of three river drainages—Blanco, Pedernales, and Guadalupe. The land is unimproved, other than some perimeter fencing, cross-fencing, and pasture roads. Electricity is on site, and a water well has been drilled. Whitetail deer, axis deer, turkey, hawks, varmints, herons, and songbirds are all present on the site. The Blanco River passes through the land for about a quarter mile, with ownership on both sides of the river. A water well has been drilled and is producing about 7 gpm....
